What are the rights of a lessee renting commercial property?

We are renting a commercial property that we found out has been in foreclosure since 01/09. I know eventually we have to move but is it legal for the landlord to remove the dumpster and stop paying the water bill? Our commercial property is attached to separate units which are unoccupied that is why the water and waste mgmt. was paid by the landlord.
